Rental Income Investment Property

Many people dream of owning a vacation home. But often concerns about maintaining it, renting it out in the off-season, or even justifying the expense when it’s only to be used for a couple weeks of the year keep them from making the dream a reality. Now condo hotels, an innovative type of vacation home ownership, provide a welcome solution to all these problems.

Also known as condotels or aparthotels, condo hotels have been growing in popularity as an approach to owning a luxurious second home.

Condo hotel buyers purchase an actual condominium unit in an upscale hotel or resort. The property functions as a full-service hotel, and owners have access to all facilities, amenities and services just like hotel guests.

They receive a deed to their unit and can use their vacation home when they want. When not in residence, they can place their unit into the hotel’s rental program and share in the revenue it generates. Like most real estate investments, the owner can also sell his condo hotel unit at any time and may make a profit on its appreciated value.

Young professionals, baby boomers and seniors alike are just beginning to discover the benefits of owning a condo hotel unit. They appreciate the hassle-free nature of condo hotels as a second home in which a professional management company handles everything from property maintenance to finding hotel guests to rent the units. They also consider condo hotels a means to diversify their investments.

Condo Hotels Are Not Your Parents’ Timeshare

As hybrid properties, condo hotels differ from timeshares in a number of ways. With timeshares, buyers pay only for the right to use the property for a set amount of time each year, usually a single week. They don’t own the title to the property, and they do not receive any rent revenue for the weeks they’re not in residence.

Condo hotel owners can use their condos when they want throughout the year, within the guidelines of the individual development. They receive a percentage of any revenue their unit generates when they’re not there and the unit is rented out to hotel guests.

Timeshares traditionally diminish in value over time, rather than appreciate. While the history of condo hotel resales is rather limited, they are seen as an appreciating asset.

Condo Hotels Offer Facilities

How do condo hotels differ from owning a traditional single family house or condominium? Consumers who purchase a traditional condominium pay property taxes, insurance and maintenance fees, but typically don’t have access to hotel-type amenities.

Condo hotels, on the other hand, are not your standard second home. They are suites in a hotel designed condominium.

The properties often feature four- or five-star amenities, ranging from full-service spas and fitness centers to fully-equipped business centers and fine-dining restaurants. They also come with exceptional hotel services like concierge, valet and room service.

With condo hotels, owners reap the rewards of condo ownership while enjoying the privileges of a full-service hotel.

Condo hotel units range from studios and full-size apartments to luxurious penthouses and villas. Prices for these homes range from $250,000 to over one million for top properties.

Condo Hotels Generate Revenue to Cover Their Costs

What makes the condo hotel concept so appealing? When owners are not using their condo hotel unit, they have the option of placing it into the hotel's rental program. They receive 60% of the revenue their unit generates with the balance going to the hotel operator. The revenue generated helps offset the costs of owning a holiday home.

While many hotel operators don’t guarantee the rental of the condo, by capitalizing on the hotel's brand name, strong sales and marketing capabilities, centralized reservation system and management expertise, owners typically receive a higher level of rental income than they would from a traditional vacation home.

More importantly, ownership is 100 percent hassle-free, as the hotel operator takes care of finding hotel guests and maintaining the unit as well as managing the property’s many facilities.

Condo Hotel Expenses Are Shared

How are the ownership expenses split? As part of the rental agreement, the hotel pays for most operating expenses such as housekeeping, administration, sales and marketing. The condo hotel owner typically pays for real estate taxes, insurance and capital improvements. The rental revenue that owners receive helps defray these expenses and, in some cases, provides additional income.

Condo Hotels as Investment Tools

While developers primarily sell their condo hotel units as a lifestyle and vacation home alternative, many buyers see merit in the condo hotel concept as an investment tool. They say it gives them the best of both worlds. They can enjoy all of the benefits of vacationing in a first-class hotel while they own a property that has potential to appreciate.

How To Look For Great Deal Of Pattaya Hotel Booking

For many people who have ever been to Thailand. It is quite normal that they have to visit Pattaya, the famous city in eastern region. It has great reputation for its beach and nightlife attraction. Of course when you go travel place which has great reputation, there will be a lot of hotel accommodation to choose and Pattaya is not exception. You may choose from very cheap guest house to luxurious five stars hotels.

However, one question has been raised that is about how to get the best price or the best deal of accommodation. According to the fact that when you think about booking hotel, I believe that almost everyone may think about booking online. Booking hotel online is the most convenient way that can be found in present day. However, there is a very strong competitive situation in this market so you should be careful on selecting hotel accommodation as well as the website agent for travel and accommodation booking.

Pattaya may not much different than any other city in the world, being the city of tourist so it is quite normal to have large number of hotel accommodation. Therefore, it is quite necessary to find to way to get the best deal for your hotel accommodation.

According to the fact that many people love to find booking for hotel accommodation from the internet. As in Thailand, from my own experience, it is quite normal that travel agency usually offer a little bit lower price than what are offered on the internet. Particularly for hotel booking site that has global networks. However, it is still necessary to find the reliable travel agent or hotel booking agent that can give you a trustful service.

As mentioned in the first paragraph that Pattaya is the top city for travelers, so the accommodation also vary. However, it is quite difficult for international guests to contact local travel agent. So they tend to use the internet booking service from international supplier. But for some one who may already have connection with local travel agent can get cheaper rate.

Also, the rate of hotel in Pattaya also very depends on the location, apart from the type of the hotel itself. If it is located on the beach side or the price may be has higher price than ones in the city. If you want to book your hotel through the website, just looking for the website that be able to provide full address and location map of the hotel so you can compare the price versus the location of the hotel.

Another thing that you have to be very careful when choosing resource for hotel booking, it is sometimes the rate of the booking website is not the same rate that the hotel actually charge you. For example, I had experience on booking online for USD150 per night but when I have arrived the hotel, I was told that the company have to pay 170 to the hotel, which is the contract rate for them and the hotel ask guest to pay for the company to be able to check out!!

Luxury Bath Hotel

My wife Anne and I arrived by car in the famous Royal Crescent in Bath which comprises a number of Georgian town houses which were built in a curved shape. Towards the centre of the parade of houses is The Royal Crescent Hotel which is a luxury Bath hotel. We pulled up to the hotel entrance door to be met by a member of staff who removed our luggage and dealt with the parking of our car-a bonus in the centre of Bath.

Upon entering the entrance hall to this luxury Bath hotel, which has a black and white tiled floor, we were warmly greeted by reception and quickly shown to our junior suite which was expensively furnished with antiques. The bed was the most comfortable we have ever slept in and we were informed can be purchased. Air conditioning is present in all forty five bedrooms.

This luxury Bath hotel has so much character and the staff were both professional and personable. The hotel overlooks a park at the front and there is a beautiful garden at the rear of the hotel where we enjoyed the most wonderful afternoon tea-do not miss the experience!

This luxury Bath hotel has a delightful spa known as The Bath House where you can enjoy a treatment and the heated indoor swimming pool-it felt as if we were swimming in a chapel! There is a well equipped gym if you are feeling energetic and I dare you to get straight out of the wooden hot tub into the cold tub.

The Royal Crescent Hotel owns a vintage wooden motor launch located on a water a few miles away which is available for up to six of the hotel's guests to enjoy an evening trip accompanied by champagne (and a knowledgeable skipper) . We decided to join the boat trip and the hotel arranged a taxi and hamper containing the champagne and titbits to take us to the water. The boat was beautiful and the ninety minute trip was unforgettable-not least because Anne and I were the only guests on board so we had a full bottle of champagne to ourselves and as we were not driving we drank it all. We were returned to The Royal Crescent Hotel by taxi and then enjoyed a delightful dinner in the hotel restaurant.

The hotel is most conveniently located within a few minutes walking distance of the shops and special places to visit.

The Royal Crescent Hotel is indeed a luxury Bath hotel offering the highest standards of service in a most spectacular building-you will not be disappointed.

Enjoy!
